Very good service and fast Company skills 👌 worker
Construction and general contracting services across Malaysia
Construction, electrical, plumbing, air-conditioning and cleaning — one directly employed team, one contract, one number to call.
Construction
We set it out ourselves
Groundworks, drainage, structures, roofs and finishes — set out from our own levels, not from a drawing nobody checked.
See construction →Electrical & Plumbing
Power and water, one crew
Switchboards, control panels, lighting and testing — and the reticulation, sanitary ware and drainage that runs beside it. Both first-fixed together, so neither waits on the other.
See electrical & plumbing →Air-conditioning
Sized before it is sold
Split, cassette and ducted units sized properly and fitted on their own circuit by the electricians who wired the building.
See air-con →Handover
Handed over clean
Handover cleaning, scheduled upkeep and deep cleans, worked to a written scope rather than a vague promise.
See cleaning →Five trades,
one contract
Every one of them is ours. Nothing is handed to a stranger halfway through.
Who turns up
Directly employed
The crews on your site are on our books, not a chain of subcontractors you never agreed to.
One contract
Five trades under a single agreement, so the joins between them are our problem rather than yours.

Drainage, structures, renovation and finishes across Johor — priced from our own measurements, built by crews on our own books.
Five stages,
one manager
The photograph follows the stage as you scroll.
Survey & set out
We walk the site, take our own levels and flag whatever the drawings missed — before it turns into a variation halfway through.
Groundworks
Trenching, culverts and buried services first, laid to fall and reinstated so the road or yard stays usable throughout.
Structure & roof
Frame, roof and envelope — the point the building stops depending on the weather and internal trades can start properly.
Finishes
Render, skim, paint, tiling and joinery, with our own electricians and plumbers second-fixing in step rather than queued behind.
Handover
We walk the finished work with you, write down what needs correcting, close it out, then hand over keys and records together.
What we self-perform
Nothing here is handed to a stranger — our own crews, our own supervisors, one contract.
Groundworks & drainage
Excavation, box drains and culverts, backfill and reinstatement — including alongside live roads where access has to stay open.
Structure & roof
Reinforced concrete frames, steel fabrication and erection, pre-cast panels, beams, staircases and manholes — through to trusses, capping and flashing as part of the build.
Renovation
Extensions, layout changes and full refurbishment of houses, shoplots and commercial units, occupied or empty.
Finishes
Plaster and skim, paint, tiling, epoxy floors, ceilings, joinery and aluminium doors, windows and screens.
Design & estimating
Measured drawings, 3D visuals and a costed breakdown by trade and material, agreed before a tool moves.

Before you commit
Do you handle drawings and approvals?
How is a price put together?
Can you work in an occupied building?
What happens if something is wrong at handover?
Power in.Water in.Waste out.
Two trades under one supervisor, so first fix and second fix land in the right order and nobody is waiting on somebody else's subcontractor.
24-hour emergency
No power, or water
where it should not be?
A board that will not reset, a burning smell, water getting into electrics, a burst pipe or flooding. Isolate at the board or the stopcock first if you can do it safely — then call. This line is answered day and night.
What each side covers
Same supervisor, same programme, one set of records at the end.
Electrical
From a single circuit to a factory control panel — installed, tested and labelled.
- Main switchboards, distribution boards and changeovers
- Control panels: PLC, variable speed drives, contactors, metering
- Sub-circuit wiring for power, lighting and fixed plant
- Cable tray, trunking and conduit containment
- Interior, exterior and emergency lighting
- Earthing, bonding and lightning protection
- Fault finding and rectification on live premises
- Insulation, continuity and polarity testing, with records
Plumbing
Pressure-tested before anything is buried, flood-tested before anything is tiled.
- Cold and hot water reticulation, risers and isolation valves
- Sanitary ware: WCs, basins, urinals, sinks and mixers
- Soil, waste and vent stacks, floor traps and grease traps
- External drainage laid to fall, with inspection chambers
- Booster sets, sump and transfer pumps, storage tanks
- Concealed leak tracing in slabs, walls and risers
- Blocked drain clearing — then finding why it blocked
- Waterproofing and flood testing to wet areas
Isolate. Prove dead.
Then work.
Electrical work carries the sharpest consequences of any trade we run, so the sequence never bends.
Lock off and prove dead
Circuits are isolated, locked and proven dead before anyone opens an enclosure — including on a five-minute job.
Shutdowns you schedule
Changeovers are booked for your quiet hours so trading, production or occupancy is not interrupted.
Labelled and scheduled
Boards leave labelled, circuits scheduled, test sheets handed over — so whoever comes next is not guessing.
Wet areas in the right order
Waterproofing goes down and gets flood-tested before tiling. First fix is set out against the actual tile module, not a generic drawing.
How a wet area runs
The pinned photograph follows the stage.
Strip out & set out
Existing services removed and new positions marked against the finished tile layout, not an idealised drawing.
First fix & pressure test
Pipework run and held under test pressure before anything is concealed. Anything that will not hold pressure is found now, not later.
Electrical first fix
Circuits pulled, containment fixed and the board populated — sized for what the room will actually run, including any future load you tell us about.
Test & record
Insulation, continuity and polarity tested and written up. Flood test on the waterproofing before a single tile goes down.
Second fix & commission
Sanitary ware fitted, accessories set, traps sealed, flows and falls checked under live water, then everything labelled and handed over.
Boards, panels and pipework
Common questions
Are you licensed for both trades?
Can you work without shutting the whole building down?
Do I get test records?
What counts as an emergency?

found a leak?

Get a quoteSupplied,sized andinstalled
We sell the unit and we fit it — so sizing, mounting, pipe runs, the electrical supply and the warranty all sit with one company.
From sizing to
first cold air
Buying the unit separately from the fitter is where warranty arguments start. We supply both.
Supply
Wall-mounted split, cassette and ducted units sourced through our own account, with the manufacturer warranty registered in your name.
Sizing
Capacity worked from room volume, glazing, orientation and occupancy — not guessed from floor area.
Installation
Bracket fixed to structure, copper run and flared, vacuum pulled and held, condensate drained to continuous fall.
Electrical supply
A dedicated circuit from the board with the correct breaker and isolator, by our own electricians.
Servicing
Filter, coil and blower cleaning, gas top-up and drain clearing on an interval that matches how hard the unit works.
Repairs
Not cooling, tripping, leaking or noisy — diagnosed properly before anything gets replaced.
Most callbacks trace
to the install
A unit that ices up, drips down the wall or short-cycles is usually fitted wrong rather than faulty.
Vacuum pulled and held
Moisture left in a system turns acidic and eats the compressor from the inside. We pull a vacuum and hold it to prove the system is dry and tight before charging.
Condensate to continuous fall
The drain is run to fall and tested with water. A pipe that dips even slightly is what puts a stain down your wall six months later.
Brackets into structure
Fixed into structure, not just plaster or a hollow partition. An indoor unit is heavier than it looks and it vibrates every time it runs.
Pipe runs inside limits
Line-set length and lift kept within the manufacturer figures, with oil traps where they are needed. Exceeding them quietly voids the warranty.
Rooms we fit out
Homes
Bedrooms, living areas and extensions — sized so the unit cycles properly rather than blasting cold then shutting off.
Shops and offices
Cassettes and ducted systems zoned so the counter is not freezing while the back office cooks.
Clinics and salons
Quiet operation, filtered air and drainage that is genuinely accessible for the servicing schedule.
New fit-outs
Specified alongside the ceiling and electrical layout, so nothing is chased in afterwards.
Spaces we have fitted
Common questions
Do you supply the unit as well as fit it?
How do you decide what size unit I need?
Can you run the electrical supply too?
How often should a unit be serviced?

fit-out?
Tell us the rooms and how they are used. You get unit sizes, positions and one price covering supply, electrical and installation.

A licensed line of the business with its own crews and its own equipment — not something the site team squeezes in at the end of a job.
Match the crew
to the condition
Post-construction
Handover cleaning after our works or another contractor's: cement haze, paint spots, adhesive, protective film and dust out of every track and reveal.
Scheduled upkeep
Daily, weekly or monthly rounds for offices, retail units and managed property — the same crew each visit, so standards hold without re-briefing.
Deep clean
Floor stripping and sealing, carpet extraction, high-level dusting, façade washing and end-of-tenancy resets.
What gets
written down
Both the areas and the tasks, with a frequency against each line.
Area-by-area task list
Every area, every task, and how often. You can hold us to it, and the crew knows exactly what good looks like without being told each visit.
A named supervisor
One person answerable for the site, who walks it and signs it off rather than a rotating cast.
Consumables
Who supplies and restocks soap, paper and bin liners — agreed up front so nobody runs out on a Friday afternoon.
Access and keys
Key-holding, alarm codes and out-of-hours access written into the contract rather than arranged by text message.
Periodic works
Floor sealing, carpet extraction and high-level work priced separately from the daily round, so the routine price stays honest.
Areas and surfaces
Covered as standard on a commercial round.
Floors
Sweeping, mopping, machine scrubbing, stripping and sealing — matched to the floor rather than one method everywhere.
Washrooms
Sanitising, descaling, restocking and drain checks, with a record of each visit.
Glazing and frames
Internal glass, partitions and reachable external glazing, plus tracks and frames that usually get skipped.
Workspaces
Desks, meeting rooms, pantries, lobbies, lifts and staircases.
Outside
Frontage, car park sweeps and bin stores — the first thing a visitor sees and the last thing most contracts cover.
Spaces we hand over clean
Common questions
What exactly is in a cleaning contract?
Can you clean outside our opening hours?
Is post-construction cleaning different?
Do you bring your own equipment?

Send the size, the frequency and your access hours, and we will price it properly.

Read together, the reviews keep landing on the same points.
It gets fixed
One customer had paid several plumbers for a leaking roof before calling us, and it was still leaking. That job is the one we would point at.

After you send
We read it properly
A person reads it, not an auto-responder. If something is unclear we come back with questions rather than guessing at a number.
Site visit if it needs one
Anything structural, buried or larger than a single room gets measured on site before we price it. There is no charge for that visit.

No chasing
We send the quote and leave it with you. If we do not hear back, that is your answer — you will not get weekly calls.
